Project Overview
A state-of-the-art automated distribution center designed to handle over 50,000 packages per hour. The facility features 40-foot clear heights, 60 dock-high loading doors, a fully automated conveyor sorting system, and a 2-megawatt rooftop solar installation making it one of the largest net-zero industrial buildings in the Midwest.
The Challenge
The project required constructing an earthquake-resistant structure on a brownfield site with contaminated soil. The automated systems demanded extremely flat floor tolerances (FF100/FL50) across the entire 450,000 sq.ft floor plate — a specification typically reserved for much smaller spaces.
The Solution & Execution
We implemented a comprehensive soil remediation program in partnership with environmental consultants, followed by a precision laser-guided floor placement system.
- Achieved superflat floor specification across the entire facility using laser-screeded concrete.
- Installed 2MW rooftop solar array generating 2.8 million kWh annually.
- Completed environmental remediation and construction in 14 months — 3 months ahead of schedule.
